Tips for Attracting the Right Homebuyer

Now that you’ve decided to sell your home, it’s time for the hard part – finding the right buyer.  

There are many things about your home that could be turning off potential buyers, even things you’ve never noticed before. Some things – like location, square footage, and number of bedrooms – would be impossible or very expensive to change. But luckily, there are a few quick ways that you can make your home appealing to someone looking to buy. 

Don’t Cheap Out on Listings

The first step to attracting a home buyer? Getting them out to see the home! While hiring a professional real estate photographer may seem like just another moving expense, having the right photos is critical to getting the highest value for your home. The right angles and lighting will make your listing so much more attractive, and help to interest buyers from the get go. 

Touch Up the Paint

It might be time to change up some outdated design choices with more agreeable neutrals. Even if the colors or your home are still in style, a fresh coat of paint is never a bad thing. 

You may not notice the dullness or grime that builds up on the walls of a lived-in room, but somebody else might. 

Focus on Prime Areas

A buyer may not be very concerned about the state of a guest room or closer. After all, how much use will those areas really get? But the most important areas – like the kitchen and master bath – can easily turn off a buyer if they’re not up to par. 

Be sure to have clean rugs and linens (hint: whites make these areas seem brighter, bigger, and cleaner). And if your kitchen and bath hardware are looking worn down, consider replacing with more modern, yet inexpensive, upgrades. 

Work with the Right Agent

One of the biggest factors in attracting buyers to your home is having a strong team on your side. While it may be tempting to try and go it alone to avoid any additional costs or commissions, you should seriously consider what you may be giving up. Real Estate agents have tons of connections, experience, and knowledge that will make selling your home much easier and could likely make you more money by getting top dollar for your home.
