1. Project Overview
First Option Mortgage, LLC (“FOM”) is soliciting proposals from qualified low-voltage cabling contractors to perform network cabling installation and termination services at our Suwanee, GA office. This work supports an ongoing office remodel project that includes the addition of 11 interior offices. The selected contractor will complete all cabling necessary to connect these offices to FOM’s existing network infrastructure.
The base scope includes installation and/or reuse of CAT6 cabling for 26 network drops, terminating into the existing patch panel with female RJ45 keystones (T568B). All drops must be tested and certified, and labeling must follow FOM’s standard format.
Target Schedule: Due to the federal holiday on Monday, October 13, 2025 (office closed), work is expected to begin Tuesday, October 14, 2025, with completion no later than Thursday, October 16, 2025. The GC’s final ceiling inspection is dependent on cabling completion.
FOM understands that obtaining a low-voltage permit on short notice may impact the timeline. Contractors may propose an alternative project schedule under the following stipulations:
- Earliest mobilization: no earlier than Tuesday, October 14, 2025, contingent upon permit issuance and building access.
- ASAP completion: Provide a realistic, compressed schedule aimed at the earliest compliant completion, including proposed daily work windows (note any evening/weekend work if applicable to accelerate).
- Permit plan: Confirm responsibility for permit acquisition and outline the expected issuance path and lead time (city/county, application date, and any prerequisites).
- Dependencies: Acknowledge the ceiling inspection dependency and include inspection-ready handoff timing.
- Constraints & risks: Identify constraints (e.g., material availability, ceiling access) and provide a brief mitigation plan.
- Communication cadence: Daily progress updates and immediate notice of any schedule impact.
- Optional accelerators (priced alternates): e.g., additional crew, extended hours, or parallel tasking to shorten duration.
Alternative timelines will not automatically disqualify a proposal; however, preference will be given to bids that demonstrate the fastest achievable, code-compliant completion with a credible permitting plan.
2. Scope of Work
General Requirements
- Contractor shall provide all necessary materials, tools, and labor to complete the work.
- Total network runs: 26
- Section I (North): 16 drops, (1) dual drop per office (8), terminated to female RJ45 keystone jacks. All new materials.
- Section II (South): 10 drops, (1) dual drop per office (5), terminated to female RJ45 keystone jacks. All new materials.
Installation Details
- Low-voltage boxes and pull-lines from wall top-plate to LV box are already installed in each location to facilitate drops.
- All new network runs shall terminate in the existing 48-port network patch panel located in the telecommunications room in Rack 1.
- All new cabling shall be used, comprised of NST-CAT6 Unshielded 23/4 Solid CMG-Rated Wire (White).
- All terminations shall follow T568B wiring standard using Cat 6 UTP Keystone Jacks (WP-CAT6-RJ45-BL).
- (26) Cat6 Ethernet Patch Cables (3ft, Blue) shall be provided to ensure ports are active and ready for use.
- Testing: Each drop must be tested for continuity and certified for proper termination.
- Labeling: All ports and patch panel terminations must follow FOM’s existing format:
[Rack-PatchPanel-Port](e.g.,[1-3-24]). - Pathways: Existing conduits, J-hooks, and ceiling pathways shall be reused wherever possible to minimize visible cable exposure.
- Firestopping: Any penetration through fire-rated barriers must be properly sealed using approved flame-retardant materials.
- Cleanup: All job-related and personal refuse shall be disposed of properly. Work area must be left clean and ready for inspection upon completion.
3. Permits and Compliance
- Contractor must obtain any required low-voltage permits prior to beginning work.
- Work must comply with Gwinnett County Planning and Development regulations under Building Permit #COMBLD2025-02001, issued to The Exchange One, LLC for “Interior Finish, STE 200.”
- All applicable local building codes, safety regulations, and industry best practices must be followed.
4. Contractor Qualifications
Proposals will only be considered from contractors meeting the following minimum requirements:
- Valid Georgia Low Voltage Contractor License
- Certificate of Insurance listing First Option Mortgage, LLC as an additional insured
- Demonstrated experience in office/commercial network cabling projects
- At least two references from recent similar projects (preferred)

7. Evaluation Criteria
Proposals will be evaluated based on:
- Cost competitiveness and completeness
- Contractor experience and references
- Quality of proposed materials and methods
- Ability to meet project timeline
FOM reserves the right to accept or reject any or all proposals, waive informalities, and negotiate as deemed in its best interest.
